The Burj Lake and the Old Town cluster of low-rise Arabian buildings surround it all, giving the super-tall skyline a walkable pedestrian base that actually works. Stay here if it's your first Dubai trip — everything iconic is within a 15-minute walk.

The Address Downtown (on the lake, direct Burj Khalifa views, 63 floors) and the Armani Hotel Dubai (inside the Burj Khalifa itself, floors 1-39) are the flagship luxury options. The Palace Downtown and the Manzil Downtown are the more restrained design-forward picks. Mid-tier: Vida Downtown Dubai. For quieter nights, pick a room not facing the fountain.
Dubai Metro (Red Line, Burj Khalifa/Dubai Mall station) connects Downtown to the airport (25 min), Mall of the Emirates, and Marina in 40 min. Taxis and Careem (the local Uber) are cheap (AED 12 base). Walking between the mall, fountain, and Burj Khalifa is easy; August afternoons excepted.
25 minutes by taxi to JBR Beach / Dubai Marina or 15 minutes to Jumeirah Public Beach. Downtown itself is inland; the beachfront cluster (Marina, JBR, Palm Jumeirah) is a separate neighbourhood.
